Offer Agreement

For Short-Term Apartment Rental Services

1. General Provisions

1.1. This document, addressed to any legal or natural person (hereinafter referred to as the Guest), is an official, public, and irrevocable offer by Individual Entrepreneur "Anna Vladimirovna Sabinina" (hereinafter referred to as the Agent), acting on the basis of its Charter, to conclude an agreement for the provision of short-term apartment rental services via the Internet resource https://qoople.com/rent (hereinafter referred to as the Website).

1.2. In accordance with Clause 3, Article 438 of the Civil Code of the Russian Federation, acceptance of the essential terms contained in this offer is considered an acceptance (Clause 1, Article 438 of the Civil Code of the Russian Federation) and is equivalent to concluding an agreement for the provision of short-term apartment rental services, as well as the provision of additional services, in accordance with the Guest’s request, within the timeframes and under the conditions specified in this Agreement.

1.3. Full and unconditional acceptance of the terms of this offer (acceptance) is considered to be the Guest's payment for accommodation in the booked apartments and the Agent's receipt of the corresponding financial document confirming the payment. The Agent issues an electronic document confirming the accommodation (hereinafter referred to as the Check-In Form), which specifies all the essential terms of the booking.

1.4. If the Guest disagrees with this Agreement, they are entitled to decline the Offer Agreement and enter into a written agreement with the Agent or refuse to use the booking services.


2. Subject of the Offer

2.1. The subject of this Offer Agreement is the provision of short-term apartment rental services by the Agent to the Guest under the terms of this Agreement. For the purposes of this Agreement, short-term apartment rental services (hereinafter referred to as Booking) include the following: apartment booking services, consulting, informational services, and other services specified in the Check-In Form, necessary for serving the Guest. Booking can be made through the Website, by phone at +7 (958) 756-0024, via email at rent@qoople.com, or through aggregator websites.


3. Rights and Obligations of the Parties

3.1. The Agent guarantees:

  • Legal ownership and the right to lease the apartments.
  • Apartments free from third-party claims.

3.1.1. Confirm the feasibility of the Booking and provide its cost within 3 business days from the receipt of the order.
3.1.2. Arrange the booking and provide services included in the order; issue the necessary documents and send their electronic copies to the Guest.
3.1.3. Address any malfunctions not caused by the Guest, maintain the apartments and equipment in working condition, and take reasonable measures to eliminate emergencies or threats.
3.1.4. Notify the Guest if Booking cannot be provided under the requested terms and offer alternatives.
3.1.5. Provide the Guest with keys/cards for apartment and elevator access at check-in.
3.1.6. Keep the Guest informed about situations requiring additional agreement.
3.1.7. Consider the service rendered if the Guest checks into the reserved apartments after full payment or cancels or no-shows.
3.1.8. Inspect the apartments for proper use and condition, with the Guest present. In emergencies, the Agent reserves the right to enter without prior notice.
3.1.9. Impose fines of 10,000 RUB for smoking in apartments or common areas and for excessive trash outside normal living standards, ranging from 3,000 to 10,000 RUB.
3.1.10. Cancel or modify bookings if full payment is not received within the agreed timeframe or before the check-in date, retaining any advance payment for incurred losses.
3.1.11. Deny further services if the Guest violates the terms of this offer.

3.2. The Guest is obliged to:

  • Familiarize themselves with the terms and rates on the Website, accurately complete booking forms, and provide valid contact information.
  • Pay for the Booking within 72 hours of confirmation and send proof of payment to the Agent within 24 hours.
  • Comply with safety and community rules in the apartments and common areas.
  • Promptly report any malfunctions or emergencies in the apartments.
  • Maintain the apartments and the Agent’s property in good condition and compensate for damages or theft.
  • Use the apartments for the intended purpose and vacate them on time.
  • Return all keys/cards upon departure and pay a fine of 1,000 RUB per lost item.
  • Not sublease the apartments or disturb public order.
  • Notify the Agent of booking changes or cancellations at least 7 days in advance for a refund.

4. Financial Relationships

4.1. The cost of Booking is discussed separately and depends on factors such as season, duration, number of residents, and purpose of use.
4.2. Full payment is due at check-in, less the advance payment.
4.3. Refunds are only provided for cancellations made at least 7 days in advance.


5. Event, Photo, and Video Production Rules

5.1. Events and video shoots are charged at double the listed rates.
5.2. Specific agreements must be reached for events and productions.


6. Liability and Dispute Resolution

6.1. Parties are liable for non-performance under applicable Russian law.
6.2. Disputes are resolved through negotiation or in court at the Agent's location.


7. Fines

Fines are specified for damages or violations, ranging from 500 RUB to the full cost of damaged items.


8. Miscellaneous

8.1. This offer and the Check-In Form are integral to the Agreement.
8.2. The Agreement takes effect upon payment confirmation.
