Qoople — an Investment Property Management Company
The real estate market in Turkey is often described in bold terms. High demand, the sea, investments, figures in euros, beautiful renderings — all of this is true. But there is one aspect that is usually mentioned only in passing. In Turkey, property sells well. But it is rarely managed — and even more rarely managed systematically. Market reality: what happens after the purchase Most transactions in resort regions end with the handover of the keys. The agent has completed their task — the property is sold. From that moment on, the owner is left face to face with the realities of operating the property. In Alanya, and in Turkey overall, there are very few full-scale management companies in the classical sense of the word. There are real estate agencies that sell properties and call themselves management companies — because it helps convert buyers into deals. But behind that title, there is usually no infrastructure, no business processes, and no responsibility for results. In practice, the owner does not understand: who is actually searching for tenants and how; on which platforms the property is really listed; whether the reported occupancy reflects reality; how much the property truly earns and why; what condition the apartment is in between stays. The alternative is self-management. But this involves dozens of tasks: legal matters, guest acquisition, correspondence and handling objections, check-ins and check-outs, cleaning, minor repairs, emergency situations. In reality, this turns into constant stress and pressure that has nothing to do with the idea of “passive income.” It is precisely at this point that the Qoople story begins. How Qoople was created Anton, a business partner at Qoople, describes it this way: “When we launched Qoople, the market was already saturated with agencies that knew how to sell. But we saw a massive gap — in management. People buy property and after the deal are left alone with renovation, rentals, service, and control. We decided to close that gap.” This is not a legend created for a website. It is a real, inside view of the market. Turkey has a strong agency culture, but a weak culture of systematic asset management. There are many private managers and many informal, verbal agreements. As long as everything goes smoothly, it works. As soon as a non-standard situation arises, the system collapses. Qoople was not created as an agency, nor as “just another management company.” From the very beginning, we built a structure that takes full responsibility for the property and treats it as an investment asset. Who we are today Today, Qoople is an investment residential property management company in Turkey, with a focus on Alanya. We operate in the business and premium segments — deliberately. Not because they are “more expensive,” but because in these segments management critically affects the outcome. A property worth €150,000–300,000 can either be a stable source of income or a constant headache. The difference is almost never about location or square meters. It is about management. As of today: more than 200 properties under management; total property portfolio value exceeding USD 75 million; a team with more than 16 years of combined management experience; average portfolio occupancy above 90%; proprietary IT platform and 24/7 tenant support. Why Qoople is neither an agency nor an intermediary We are often compared to real estate agencies or private managers. Formally, we operate in adjacent areas, but in essence these are different models. An agency earns money on sales. Its task is to close the deal. Management afterward is either absent or offered as a formal option without real responsibility for profitability. A private manager is usually one individual. Sometimes an excellent professional. But the entire model depends on their personal involvement, availability, and capacity. Such a system delivers low returns and provides weak protection for the owner. Qoople operates as an operator. We earn only when the owner earns. Our economics are directly tied to the property’s performance, not to the number of transactions. That is why we sell only those properties we are ready to manage. If a property does not fit an investment model, is inconvenient to operate, or lacks clear demand, we say so openly. Management as a system, not a set of services We do not “rent out apartments.” We manage assets. Every property goes through mandatory preparation: analysis of layout, equipment, positioning, and target audience. If necessary, redesign or home staging is carried out — not for visuals, but for numbers. Well-considered interior solutions consistently increase average rates and occupancy by 30–40 percent. Then the operational system comes into play: check-ins and check-outs, hotel-level cleaning standards, condition control, handling minor repairs, guest communication, and incident resolution. On a single property, this may seem simple. Across dozens, it is only possible with processes and regulations in place. A separate and critical block is marketing and distribution. We work with booking platforms professionally and systematically. Today, Qoople properties are listed on more than 25 international platforms, and this number continues to grow. We manage content, language versions, pricing, seasonality, and platform algorithms, because these factors directly affect occupancy and final returns. Transparency and control for owners Transparency is one of Qoople’s core principles. We do not consider it normal for an owner to receive information “depending on the manager’s mood.” Each owner has a personal dashboard with a complete picture of their property: profitability, occupancy, bookings, and reporting. Wherever you are — in Moscow, Berlin, or Dubai — you can see what is happening with your property in Alanya in real time. Each owner is assigned a personal manager. A real person with whom strategy, changes, and decisions can be discussed. A personalized approach to each owner is a core principle for us, not a marketing slogan. We manage property as a business: with numbers, analytics, and responsibility for results. Tenant service as an investment in income For us, tenants are not “temporary guests,” but a key element of the investment model. A person who feels attention to detail is highly likely to return, leave a quality review, or recommend the property. That is why we build service at the level of a good hotel: equipment, cleanliness, clear communication, 24/7 support, instructions, recommendations, transfers, and additional services. These are not bonuses. They are tools for revenue growth and stability. Geography and focus We deliberately do not spread ourselves across all of Turkey. Our focus is Alanya. Deep, detailed, and daily. We know districts, real demand, seasonality, and liquidity not from reports, but from practice. This gives us what large networks often lack: on-site control and flexibility in decision-making. Conclusion Qoople is not a “sold and forgotten” story. It is systematic work, transparency, and real income. We do not promise miracles. We simply manage property the way we would want our own to be managed. That is why we are here for the long term.Because we are Qoople.
